Dues and Fees
-What are the annual dues?
The total annual dues are $3,025.00 and divided into two categories:
a. Annual operating dues of $2,250
b. Replacement reserve dues of $775
C. At closing, there is a one time Capital Contribution (fee) due to the HOA that is 1.5% of the purchase price.
Electricity
-Which company provides power?
Appalachian Power
-Who pays for the power?
The lot owner
-What is the average cost of electricity?
It depends on usage. Generally, when the lot is not occupied in the winter months, the rate is approx $30 per month. Summertime peak months, when occupied, approx $280 per month.
-Who is responsible for electrical issues on the lot?
Owners are responsible for the electrical line from the meter to their lot. Appalachian Power is responsible for electrical lines before the lot meter. Note that a lot’s meter may not be on the lot, as meters are grouped together.
Water
-Where does the fresh water come from?
Water is provided from the Grayson county water district. The county gets their water from the city of Galax.
-Who pays for the water?
Water is paid by the Association from the annual dues.
-What is the water pressure like on the lots?
Generally, the water pressure ranges from 40-50 pounds depending on the location of the lot.
-Who is responsible for water leaks?
Owners are responsible for all connections including the water hydrant(s) and valve connections. The Association is responsible for water leaks supplied to the lots.
Financial Status
-What is the financial status of the Association?
The Association is well funded. The Association has several dedicated funds. An Annual Operating budget, Replacement Reserve budget, and Capital Contribution fund. A current copy of the financials may be requested from the Treasurer.
Golf Course
-How much does it cost to play golf?
The Association pays for the maintenance of the golf course from Association annual dues. There is no fee to play golf.
-Do I need a time/reservation to play on the course?
No. DCMR holds golf tournaments a couple of times each season and there is a fee for those. We also have golf clinics each week that has a nominal fee.
Maintenance
-Who is responsible for the farm fence behind Sites 22 thru 32?
Each lot owner is responsible for the wood rail fence bordering their lot.
-Who maintains the grounds?
The Association has a contract with a landscape company to maintain the common areas and cut the lawns of the lots; this is paid from the Annual budget.
Pets
-How many dogs/pets can I have?
There is no restriction on the number of pets.
-What type of pet fence is allowed?
Dark colored retractable mesh gates with a max height of 34” are allowed to be installed between existing posts. Invisible fencing is allowed.
Property Tax
-How much is the annual property tax?
On average property taxes are approx $600 – $700 due in December to Grayson county.
Property Insurance
-How much is the property insurance?
Insurance runs approx $640 – $700 annually
Staff
-How many staff manage the resort?
There are no paid staff. The Board of Directors manages the resort with the assistance of other owner volunteers. The Ambassadors are owners who volunteer to greet guests and show lots.
Streets
-Who is responsible for the resort streets?
The resort streets belong to the resort and are maintained by the resort. The Replacement Reserve Assessment pays for street maintenance.
Trash Service
-Is there trash service?
There is not pick-up service but there are trash dumpsters provided for owners and paid for by the Association from the annual association dues. These are located in the clubhouse parking lot, north of the mailbox hut.
Cabins
-What type of air conditioning is in the cabins?
Most cabins have A/C-Heat split systems.
-What type of hot water is in the cabins?
Most have “on-demand” systems using either propane or electricity to power
-Can I improve my cabin and/or landscape on my site?
Yes, with approval from the architectural committee. Plans must be submitted prior to making changes.
